Complete Renovation of a house- How much
For the builders on here

Thinking of investing in a 3 bedroom semi in Clacton

But it needs full renovation hasn't had anything done since the 70s ,it will need a complete re-wire , new Kitchen, bathroom , central heating decorating etc

To enable a turn round and good enough to rent would 25k be enough ? or is that a bit light

Careful who you get in. I've had some colourful characters over more recent years, fell out with most of them, had quite a few English tradesmen but also many of the different nationals from memory.

Maybe best to post a quote up on one of the online trade sites.

These online sites that offer locally reputable tradesman are lead generation sites who sell your details to three or four so-called tradesman that’s how the above get work. Most of them have never read or can identify the building regulation requirements required for their so-called trades.

The best way forward is to get prices from an established builder and do your due diligence before you part with any money.

Had a mate round to give me a quote on a complete set of new windows for my flat yesterday.

Knew the figure would be bigger than I'd hoped when he said he'd never seen such a huge window as the two that are in the lounge.

That's the PPI wedge getting rinsed!!

I have just had a load of work done on my house so am pretty up on how much things cost. But we got some more expensive stuff as its out house and we live there. In your case you only really need to go basic as its for rental.

Basing it on what I have just paid out for I would set it out on £4k's.

Building / renovation / demolition works £4k
Re-wire £4k
Kitchen £4k
Bathroom £4k
Central Heating £4k
Decorating £4k

So that's £24k.

Depending on who you use or where you source you could save on each element but I tell you now one of them will have a snag and go over so its swings and roundabouts.

Then just be on the safe side I would have a pot of cash for other snags. Once the survey is done you may well find you need to do other work which can't be seen (as I found out).

So I would add £10k as an emergency fund then round it up to £35k.

I would be really surprised if it went over that but in this game you just never know. And if you don't end up using your emergency fund then happy days.

But I would say going into it with just the bare £25k could leave you tight.

If you’re renting it out you will need safety certificates for gas and electrics. Likely rewire and new heating. Then address repairs to the exterior, roof, gutters, windows, doors, external joinery etc.

Go cheap on bathroom and kitchen fittings and repair and redecorate internally throughout. Fit laminate flooring to the hound floor, vinyl to bathroom/ toilet and carpets to bedroom. Work to a budget on supplies.

Don’t forget to improve insulation wherever you can.

Price will depend on repairs needed and how much you can do yourself.

Minimum £30/Sq ft.

If it is just to turn around then you can get some short cuts

Does it need a complete rewire and plumbing ? Your surveyor will recommend this but worth a second look.

Kitchen - be ready to pounce on the very best sales as you can take delivery months down the line. You might also want to browse https://www.usedkitchenexchange.co.uk/product-category/used-kitchen/ - if you have a standard shaped kitchen you might find some luxury kitchens at a cheap price that just need something some jiggery pockery

Look at products like bullseye 123 to prime everything including plastics and metals - amazing stuff and V33 paints for tiles, they work surprisingly well.

Bathroom - as above, buy in the best sales and take delivery when you are ready. Go for classic designs.

Paint - get the best you can and save hours and £s in the long run.

Do you need new carpets or are the boards good? Sand them in a day and get some Osmo to coat them.

Just saved you a few thousand there


If it’s for you to live in then don’t worry too much about the expense and get what you love and then use it everyday to get your value.

If you can do the destructive and prep stuff yourself you might get away with 25k. Depends how big the gaff is and how well you want the job done.

25 grand won't be enough,I'd say 35 would be closer.
To organise and fuck about sorting it out a good bloke would want at least £1500 quid a week and you'd be looking at at least 8 weeks so £12000 just to organise it.

We bought our first house last year.

Been rewired, plastered, new plumbing, boiler and completely decorated.

Lucky that only had to pay Labour costs on the plastering and plumbing.

All in all would say it has cost us around 15k but that includes new sofas, kitchen and bathroom appliances and have not held back on the flooring either.

It is the labour costs that really kill you so whatever you can do yourself, do it as you can end up doing it relatively cheap.

Still lots to do but delighted with what we have done so far and for how much it has cost.

I agree, £20-£25k in labour, £10k for materials (this can vary widely, depending on what you want done of course) and probably £5k in reserve because it WILL cost more than you think.

£35-£40k min for me. But Clacton so the house can't be more than £25k anyway!

Baldest, I’m not a builder but have had some work done at home recently. A lot would depend on how long the works last as labour costs are likely to be the biggest factor. For a full renovation you might be looking at 8-10 weeks. 4 men on a minimum £500 pw (probably more) is £16k-£20k in labour alone. The rest is going to be dictated by the finish you want in the house. New skirting boards, doors, door frames, bathroom, kitchen, plug sockets, light switches, street door, windows, etc. It all adds up.

Do your utmost to not change your mind about anything once you have agreed a price otherwise costs can run away from you. Sticking to your budget is very important and make sure you have contingency in your budget for unforeseen problems (say 10%).

depends what you want to do with the house- if you want to live in it i'd say 25K is way too low.

If you are planning on knocking it out to asylum seekers and dole scroungers I'd say £20K too much...
